When must property taxes be paid at closing?
Property taxes that are due within 30 days of closing must be paid at closing, regardless of impounds.

How many months of impounds do you collect?
It varies by state and county. It also depends on the closing date, first payment date, and the borrower's insurance premium due date. In general, a county with semi-annual tax installment due dates of November and February, with a closing date in January and a March 1st payment would require three months of impounds. However, other factors could vary the number of months required (e.g., a quicker first payment and/or hazard insurance premium due date).
